THE INTERVIEW:

Initial interview to determine the buyer's home finding needs in terms of location, financing, price and criteria so that Patty can efficiently and effectively assist you in your home purchase.
RELOCATION:

If you are relocating to the Las Vegas area, assistance in familiarizing the prospective home buyer with the various areas to enable you to select the best location for you. Patty strives to make your relocation to the Las Vegas area as smooth as possible.
FINANCING:

If home financing is required, Patty puts you in touch with lenders that will assist you in obtaining the best possible loan, competitive interest rates and keeping your closing costs as minimal as possible. Patty has extensive knowledge in financing and the various loan programs offered to home buyers such as FHA Nehimiah, FHA Hart programs, 100% financing, jumbo loans, option arms just to name a few.
FINDING YOUR HOME:

Patty is knowledgeable with the residential real estate market both new and resale throughout the entire Las Vegas Valley! If you are undecided on a specific location, she enjoys giving you a brief overview of the various areas so that you can ultimately narrow your search. Patty makes sure her buyers are well informed on the many options open to them so that they can make the best choice for their home purchase.

When purchasing new it doesn't cost you anything to use the services of a

RESALE: Before every offer is written Patty provides the buyer with a CMA
(Competitive Market Analysis) to assist you in deterring a price to offer on
your home and ensure that you are purchasing at market value or better.
CLOSING COSTS & PAYMENT: 
- Patty provides the buyer with a Cost Analysis which will show approximate cost to purchase your home and the approximate monthly payment.

- Congratulations, your offer has been accepted...this is just the begining of
the escrow process.

Patty monitors the entire loan process and is available to answer all of
your questions.
b. HOME INSPECTIONS:
Home inspections on all residential real estate transactions are highly recommended and advised by Patty Hylander, as your real estate agent. Upon request a complete list of licensed home inspectors is available from which the home buyer can select one of their choice. It is recommended that the home buyer be present during the home inspection.
c. HOME WARRANTIES:
Patty highly recommends that a one year home warranty be placed on all residential transactions. Patty provides the buyer with a list of home warranty companies and ensures the home warranty is in place at the
time of closing.
d. HOME OWNERS INSURANCE:
Homeowners insurance needs to be ordered prior to the close of escrow. Patty is available to assist you in ordering your insurance.
e. CLOSING:
Patty reviews your escrow instructions, loan documents and sets your closing appointment for you.
